The winter months are not the most popular time of the year for listing a property, but with that being said, it can be a great timeline for selling your home.
The weather is cold, at times snowy, and no green grass or flowers are in sight.
That does not mean you should forget listing your home or that you have to wait for the spring market.
The real estate market is a product of supply and demand. Winter has much less inventory and therefore the demand can be higher per listing. Open houses may be a way to allow numerous potential buyers to preview the home.
Here are a few tips for showcasing your open house during the winter months:
1) First and foremost, track the weather and try to plan accordingly for a nice day, then make certain all walkways and driveways are clean, clear and well-lit.
2) Messy days can drag in salt or dirt so be sure to keep an extra doormat with a “please kindly remove shoes” sign nearby.
3) Warm and cozy rooms are a must when showing any home. Suggest that the sellers light the fireplace, open all blinds and use extra lighting if needed to add warmth to each room. A more inviting house will inspire the buyers to stay longer.
4) Try setting a mood by simmering hot cocoa, hot cider or baked fresh cookies. Serving refreshments and inviting buyers to enjoy will allow the clients to browse a bit longer.
