We live in a world where efficiency, speed and captivating content can help in selling a property. Social media allows us to spread our message to a targeted audience.

Information can be shared via Facebook, Instagram and LinkedIn. You know that a picture is worth 1,000 words, so high-quality, professional photos are the key to winning the social media game. Be sure to couple those pictures with a solid write up which paints the story of the home.

Other sexy bells and whistles are 3D photos, twilight shots and aerial drone photography of properties and neighborhoods. Now that you have that fantastic content, it is important that you are engaging your audience in a meaningful way. Some of these social platforms will give you targeted audience options. Third-party apps can provide deep analytics on your potential buyer.

The stage is set for a powerful social media campaign that will entice prospective buyers to your property. Geotagging alerts prospective buyers to the location of a listing and engages that buyer with your quality content. The next step is to create engaging content; take polls on the best photo in your listing, ask for opinions on topics in the marketplace and ask simple yes/no questions.

Engage with your audience — social media is all about being social. Facebook and Instagram stories allow you to distribute video and photos. There, you can use polls, hashtags, geolocation, tagging people in your network and much more.

You can privately share with your network via direct message and ask them to share on their social platforms. It’s all about direct likes, comments and shares. LinkedIn is often overlooked as a strong resource to promote and market a property. Make sure the best property shot is posted on that platform. Your Insta and FB will allow you to refine what you put into the LinkedIn sphere. At the end of the day, all it takes is one agent or buyer to love your property.
