Tractor Supply store targets Kankakee

KANKAKEE — National retailer Tractor Supply Co., once a business mainstay along Illinois Route 50 in Bradley, is targeting a south Kankakee location just off Interstate 57.

A memorandum of understanding between STNL Development — the company developing the store — and Kankakee, was approved at Monday’s Kankakee City Council meeting.

The company is planning to develop a 19,097-square-foot store in the south Kankakee area immediately south of Walmart. The 4.5-acre location also will feature a 15,000-square-foot fenced area for outdoor displays.

If all goes as planned, construction would begin in the early portion of 2019. Construction would take at least six months.

Cost of the development has not been released.

Mayor Chasity Wells-Armstrong said she was “very confident” the store would be settling in Kankakee. She said store officials project $2.5 million of annual sales.

She noted after Monday’s council meeting that a development agreement could be approved in two weeks at the next council meeting.

From 1971 to July 1993, Tractor Supply had been located immediately south of the Blain’s Farm & Fleet store in Bourbonnais.

It had been in that location for about 20 years before Farm & Fleet arrived. Farm & Fleet’s presence eventually caused the store to close.

Before being located along Illinois Route 50 in its 15,000-square-foot store, TSC had been in downtown Kankakee, at 180 N. Indiana Ave.

The new store will be a Tax Increment Financing district, as well as a Kankakee County Enterprise Zone. As a result of property tax abatements, the development could receive up to $500,000 of property tax and sales tax reimbursements.

Greg Leutloff, of McColly-Bennett Commercial Real Estate, said the company has been investigating the site near I-57’s 308 interchange for eight months.

“This is a very exciting project for this area. Mayor Chasity Wells-Armstrong has been immensely helpful,” he said.

Tractor Supply was started as a mail order tractor parts business in 1939 in North Dakota. The company is headquartered in Brentwood, Tenn.

Today, the store specializes in home improvement; agriculture; lawn and garden maintenance; tools; livestock, equine and pet care, and clothing and footwear. The company has more than 1,750 stores in 49 states.

Nationwide, the company employs about 30,000.
