Heard on the Street: Rochester office center sold for $3.68 million

A northwest Rochester office complex sold for $3.68 million last week.

BER Properties LLC of Oronoco purchased the 24,457-square-foot professional center at 2900 43rd St. NW from LNI Tech Center Inc. of Clear Lake, Iowa.

The 19-year-old complex, best known as the 2900 Tech Center, previously housed technology firms including Metafile, Kingland Systems Corp. and Hylas Inc.

Current tenants include the Olmsted County office of the American Cancer Society.

Olmsted County estimated the total market value of the center at $2.51 million for 2017-2018.

Bruce Ryan is the owner of BER Properties. He also owns Ryan Windows in Oronoco as well as land in northwest Rochester near the 2900 building.

LNI Tech Center LLC is owned by real estate investor Les Nelson of Iowa. Nelson purchased the building in 2000 from Mortenson Properties for $3 million.
