Casino Drive land up for auction
LAUGHLIN — An 11.73-acre parcel of land on Casino Drive between Harrah’s Resort and the River Lodge Hotel is up for sale.
It is one of the only remaining spots for development on Casino Drive that also includes Colorado River waterfront.
The piece of land will be sold at a sealed-bid auction with a published reserve of $9 million on April 18. The seller must accept the highest bid at or above the set reserve.
“We think the property is priced aggressively and that it is much more valuable,” said Todd Good, president of Accelerated Marketing Group. “How often does a piece come up that often along hotel row?”
The land has about 850 feet of frontage on the Colorado River and about 610 feet on Casino Drive, according to AMG’s listing. AMG noted that the owner has held the property for more than 15 years.
Clark County Assessor’s records indicate the land is owned by R B Properties, Inc., a division of Bilbray Industries, owned by Bob Bilbray of Laughlin.
The land is zoned H-1, and the terrain is multi-level. It includes potable water, sewer, curbs, gutters, sidewalks and streetlights. Uses of the land, under Clark County’s H-1 designation of a limited resort and apartment district, could include a new hotel-casino, apartments, retail or restaurants.
If the piece were to be developed by the new owners, it more than likely would be possible to finish the River Walk sidewalk from the River Lodge to Harrah’s.
“The question is who has the vision to develop it,” Good said. “It will be interesting to see what happens.”
Off-site due diligence sessions begin March 19.
