PROS signs on as anchor tenant at Kirby Collection

PROS Holdings has signed a lease for 118,000 square feet at the Kirby Collection in a deal that brings the recently completed tower in Upper Kirby to full occupancy.

The Houston-based cloud software company will relocate from 3100 Main in Midtown to 3200 Kirby in October, landlord Thor Equities Group announced. The company will by far be the largest tenant, with 63 percent of the office component of the mixed-use development. The new headquarters is about 3 miles west of its current office.

“We are excited to announce the successful completion of office leasing at Kirby Collection,” Thor Equities Group chairman Joseph Sitt said in an announcement. “Our tenants, in particular PROS, were drawn to the quality of the building’s design, construction and amenities, as well as its prime location in the Upper Kirby District near Houston’s iconic River Oaks neighborhood.”

Other office tenants at 3200 Kirby are Hancock Whitney Bank, Novum Energy Trading, Lukoil, The Alexander Group and Regency Centers.

PROS, which employs about 580 people in Houston, will occupy all of floors 4, 6, 7, 12 and 13 and portions of floors 2, 8, 9 and 10. Angus Hughes of Cushman & Wakefield represented the tenant. Steve Rocher of CBRE and Adam Lavinsky of Thor Equities represented Thor Equities.

PROS, which helps companies optimize pricing and selling in a digital economy, reported $168.8 million in revenue last year.

“This new space gives our current and future employees more space and opportunity to create and deliver that next-generation of innovation we see for our solutions,” PROS CEO Andres Reiner said. “It allows us to further deepen our roots and commitment to the Houston tech community, and ideally, serve as a great success story for other emerging tech companies building businesses here in Houston to do the same.”

The 13-story office tower, which has an amenity deck for tenants on the sixth floor, contains two levels of retail space totaling 65,000 square feet. The property also has a 25-story apartment tower.

The deal follows a big lease at downtown’s Capitol Tower. Waste Management recently inked a deal for 284,000 square feet in the tower, which is set to open next year.

Kirby Collection is south of River Oaks between Greenway Plaza and downtown. Other new office buildings in the area include Kirby Grove and 3737 Buffalo Speedway.
