14 units sold after condo plan unveiled

One day after unveiling plans for a 1 million when finished, a broker said Wednesday.

Karl Behrens, partner and managing broker for BND Commercial, hopes to begin construction in the fall on The Community at Pine Valley. Estimated completion would be in early 2021, but the proposed timetable depends on pending approval from city officials.

Todd Ramsey and JATS LLC have requested rezoning to multiple family residential from the current single-family residential from the Department of Planning Services to allow for a multi-family dwelling, according to papers on file. The project is being developed by BND Development in collaboration with JATS.

The proposed clubhouse, at 10900 Pine Mills Road, north of Dupont Road, would also require a design standards waiver to increase the primary building height to 60 feet from 40 feet.

Without the waiver, the building would include just one residential floor, which wouldn’t be financially viable, according to the filing.

The developers said they will also need to pre-sell at least 75% of the condos, which range in size from 2,000 square feet to 3,500 square feet, before breaking ground.

Early demand for the properties has been strong.

“As agents and developers we are naturally optimistic, but we are pleasantly surprised with the immediate positive response,” Behrens said. “We had hoped for a great response, and it has been even better than expected. It’s very appealing to be able to live where you can have country club golf, fine dining and with a bar/restaurant facilities.”

Prices for unfinished units range from 752,500. Owners will pay to finish them, as desired. Behrens estimated the finished units would range from 1 million.

Access to the new Pine Valley Country Club restaurant, bar and pool are included. Golf club membership costs extra.

The building would be steel frame construction with concrete floors. Each condo would have a 12-foot ceiling, golf course views and come with two underground parking spaces.

Pine Valley Country Club, which includes an 18-hole golf course, was founded in 1966. The existing 13,000-square-foot clubhouse, four tennis courts and 25-meter pool are also on the 160-acre site.

The current clubhouse will remain in use until after the new one opens.
