Retail wrap: Midtown and Upper Kirby high-rises add new dining and drinking options

Houston-based Capital Retail Properties has purchased 5 acres at the northeast corner of FM 1093 and FM 359 in Fulshear for a retail development. Fulshear Marketplace, a 17,200-square-foot center designed by Gensler, is expected to break ground in fall 2019. Connor Lynch and Jacob Weersing are overseeing leasing.

Dakota, a high-end restaurant and lounge, has leased more than 11,000 square feet at Kirby Collection for an opening next summer, Thor Equities announced. Dakota will have two outdoor patio spaces and will occupy space on the first and second levels of the mixed-use property, which also includes offices and apartments. Additional retail tenants at Kirby Collection include Pinstripes, clothing boutique A Ma Maniére, Atelier Isabelle Rose, and modern contemporary Indian restaurant Verandah. About 6,300 square feet of retail space remains available for lease.

The Flying Biscuit Café has signed up as the first retail tenant at 2850 Fannin, a 27-story residential tower being developed by Melbourne-based Caydon in Midtown. The Atlanta-based restaurant will occupy more than 3,200 square feet at Main and Drew, with an outdoor dining terrace and views of Midtown Park and the downtown skyline. The Southern-inspired menu includes organic oatmeal pancakes, shrimp and grits, oven-fried green tomato BLT and a full bar. The tower, which includes more than 13,000 square feet of retail space and 357 apartment units, will be completed in 2019. Flying Biscuit Café has 17 locations.

24Hour Fitness has signed a long-term lease for a 38,000-square-foot, two-story location in CityPlace at Springwoods Village. Completion is planned in late 2019. Dennis Tarro of Patrinely Group and Nick Hernandez and Crystal Allen of Transwestern represented the landlord, a joint venture of Patrinely Group, USAA Real Estate and CDC Houston. Jeff Hayes with New Quest Properties represented the tenant.

Outlaw Ink has leased 750 square feet in Jack’s Plaza shopping center, 9901 Spencer Highway, La Porte. Carson Rutledge with Rutledge Commercial Real Estate represented the landlord.

Kilwins Chocolates has leased 1,464 square feet in Sugar Land Town Square, 16029 City Walk, Sugar Land, for its first local store. Founded in 1947, Kilwins offers handcrafted chocolates and ice cream. Kilwins has 134 stores, including three in Texas. Jennifer Fogle represented Planned Community Developers. Bill Farris of Paradigm Commercial Real Estate represented the tenant.

Carmengio’s Cucina Italiana has opened at 1833 Williams Way Blvd., Suite 2100, Richmond.

9Round Kickboxing has signed a lease at First Colony Commons Shopping Center at Williams Trace Blvd and U.S. 59 in Sugar Land. Katherine Wildman of Wulfe & Co. represented the landlord, and Ashley Casterlin of Davis Commercial Real Estate represented the tenant.

Hiccups Teahouse and Restaurant has leased 2,759 square feet in the Royal Oaks Shopping Center, a development of Crow Holdings at 11700 Westheimer. Katherine Wildman and Bunny McLeod of Wulfe & Co. represented the landlord. Quynh Pham of Sperry Commercial represented the tenant.
