Silver Bluff Road development will create more retail space in Aiken

A new construction project planned for Silver Bluff Road on Aiken’s Southside will create more retail space to lease in the area.

Dr. Sidney Rhoades and his wife, Elizabeth, own the property where the building will be located.

“We’re looking to provide commercial rental space for tenants who want to have reasonably priced frontage,” said Sidney, who is a local internist. “We hope to break ground within the next six to eight months.”

The 1.3-acre parcel is next to Rhodes-Murphy Income Tax Service. Ruben’s Argentinian Steakhouse is nearby.

The design of the building has not been finalized even though signage on the land has an illustration of a structure on it.

The Rhoadeses would like for the building to have two levels with 6,000 square feet of space apiece.

“There are several options right now,” Sidney said. “We’re still in the planning phase. We have to work with the city to make sure it is as aesthetic and pleasing as possible. We want it to complement the area and to be attractive and affordable.”

He added the spaces for businesses could be as little as 1,000 or as much as 6,000 square feet in size.

“What we are looking for are tenants who want long-term traction in the area at a reasonable price,” Sidney said. “They could be local businesses or franchises, either one.”

The Rhoadeses believe their building will provide a good Southside alternative to Whiskey Road for retailers.

“We definitely think that space on Whiskey Road is filling up,” Sidney said. “We also think Silver Bluff is a opportunity for great frontage and visibility while being in close proximity to other businesses with a similar market, without paying Whiskey Road prices.”
