Real estate briefs: 1001 McKinney lands energy tenants
Stream Realty Partners has been retained by TRC Capital Partners and Amstar to continue leasing 1001 McKinney. The new owners plan to add amenities and spec suites to the historic building, which is 79 percent leased. Leases over the past year include Zarvona Energy, represented by John Luck with Jackson & Cooksey, 17,750 square feet; LNG Management Services, represented by Scott Fikes with Avison Young, 20,001 square feet; and renewals by Kinetica Partners, 12,869 square feet, and Morton’s The Steakhouse, 7,512 square feet. Craig McKenna and Matt Asvestas negotiated for the landlord.
Spire Real Estate has acquired Westgate I, a 248,707-square-foot office building at 17220 Katy Freeway. Courney Cole of HFF worked with Canada-based Nicola Crosby Real Estate to arrange an acquisition loan on behalf of the buyer through Principal Real Estate Investors. The property is 96 percent leased with Subsea 7 and Atkins PLC as anchor tenants.
Austin-based Stratus Properties has purchased 54 acres at the southwest corner of U.S. 59 and Northpark Drive in Kingwood for a mixed-use development anchored by a 104,000-square-foot H-E-B store. Kingwood Place, set to break ground in November, will include 41,000 square feet of additional retail space, six retail pads and 300 apartments units, according to a company earnings report.
Meridian Energy Group has leased 10,000 square feet at 16770 Imperial Valley. Wesley King represented the landlord, Boxer Property.
Orlando-based CNL Healthcare Properties has obtained a $57.6 million loan from Capital One to refinance a 126,000-square-foot orthopedic and spine surgery hospital at 5410 W. Loop South and adjacent 102,000 square-foot-medical office building in Bellaire. Memorial Hermann leases the surgical center and almost half of the medical office building.
JP Services has leased 25,000 square feet lease at 16619 Aldine Westfield. Richard Quarles and Jarret Venghaus of JLL represented the tenant. Brad Berry and Ryan Wasaff represented the landlord, Welcome Group.
Namco Manufacturing has leased 21,000 square feet at 1729-A Brittmoore Road from an affiliate of Samuel L. Bryant Investments. Zane Carman and Clay Pritchett of NAI Partners represented the tenant.
Focus Academy has leased a 3,030 square feet 130 Industrial Blvd., Sugar Land. Mike Gornek and Peyton Easley with ICO Commercial represented the landlord. Tracey Hetley with Porchlight Realtors represented the tenant.
World PMO has leased 5,632 square feet at Century Plaza, 500 Century Plaza Drive. Amy Rienstra represented the landlord, Finial Group.
Walters, Balido & Crain renewed a 9,592-square-foot lease at 2500 Tanglewilde. Terri Torregrossa of Moody Rambin represented the landlord, Woodlake (Texas) Properties.
